URA draft masterplan – Kallang and Paya Lebar to be developed as commercial and lifestyle hubs

Two more areas will be developed as the next commercial and lifestyle hubs outside the city centre.

Following the previously announced Jurong Lake District, the government now wants to develop Kallang and Paya Lebar.

The plan is to add more office, retail as well as residential spaces outside the city.

Minister for National Development Mah Bow Tan shared these details today, which are part of the Urban Redevelopment Authority’s 2008 Draft Master plan.

The master plan acts as a blueprint to guide the country’s land use for the next 10 to 15 years.

Under the 2008 plan, about 64 hectares of land near the Kallang and Lavender MRT will be developed.

The area will be called Kallang Riverside, providing more than half a million square metres of commercial floor space.

One of the main developments will centre around the old Kallang Airport, which will be conserved and used for other purposes.

Hotels will also be a key feature at Kallang Riverside, supplying another 3000 hotel rooms to the area.

Minister Mah Bow Tan, with more on the private residential developments expected.

We can create about 4000 new waterfront homes in the area, to allow more Singaporeans to experience city living, but a city living with a difference because they will be next to the waterfronts, with developments guidelines that will allow say homes to be sloped towards the water so that more ppl can enjoy the water views.

Over at Paya Lebar, the area around the MRT station will be developed into a suburban commercial node, while retaining its cultural identity.

About 12 hectares of land will be developed, adding about five hundred thousand square metres of the commercial space.

Mr Mah again.

It will be a very attractive locations for businesses that either do not wish or do not need to be located within the city centre, but who still want to be close by. It’s close to the CBD, about 10 minutes away , it enjoys fantastic connectivity by road and by rail and in future when the Paya Lebar interchange is completed, thats on the circle line, getting to Paya Lebar central will become even more convenient.

Geylang River will be a key feature of the developments, as dining and shopping opportunities will be created along the river.

There will also be a new pedestrian mall along Geylang Road as well as a civic centre next to the popular Geylang Serai Market.

URA says it plans to release the first few sites in these areas within the next two years.
